CRB Geological & Environmental Services, Inc. (CRB) is comprised
of professional and technical staff whose expertise define "good
commercial and customary practice" for conducting a Phase
I Environmental Assessment (Phase I) on commercial real estate.
The scope of the Phase I is to evaluate historical, existing or
potential environmental conditions on a property. The results
of the Phase I summarize the environmental risks associated with
the property.
Team members are trained and equipped to perform site characterization
and data analysis on wastes, groundwater, surface water, soils
and sediments. In order to achieve the goals of the Phase I, CRB
assigns a project-specific team with individually defined responsibilities
and duties. These team members may include the following:

- Professional Engineers
- Licensed Site Professionals
- Licensed Asbestos Consultants & Inspectors
- Hazardous Materials Inspectors
- Hydrogeologists
- Biologists
- Environmental Scientists
- Data Analysts
- Geographic Information System Specialists
The Phase I Environmental Site Assessment.
CRB's Phase I Environmental Site Assessment is consistent with
procedures outlined in the ASTM Method E 1527-97 and include,
at a minimum, the following scope of work:
- Site inspection and observation of Recognized Environmental
Conditions (RECs)
- Research and determination of historical use of the site through
aerial photographs, title searches, city directories,
fire insurance maps and interviews with knowledgeable personnel
- Assessment of neighboring areas for evidence of contamination
and potential sources of contamination that may affect the subject
site
- Review of site operational documents such as Underground Storage
Tank (UST) inventory, Material Safety Data sheets (MSDS), operational
permits, SARA Title III reports and previous audits
- Research of federal, state and local environmental databases
and review of regulatory files
The Phase II Environmental Assessment
While a Phase I identifies the possibility of contamination, a
Phase II determines whether or not that contamination exists.
CRB's experienced personnel are familiar with a variety of property
types and the wide range of technical approaches necessary to
develop a scope of services for a Phase II investigation.
A Phase II environmental assessment includes some type of sampling
investigation. CRB consultants have devised and implemented hundreds
of investigations by one or more of the following methods:
- Installation of soil borings
- Installation of monitoring wells
- Installation of a network of probes for soil gas surveys
The soil samples acquired from such procedures may be analyzed
either by direct reading, field detection instruments, or by subsequent
laboratory analysis. Selection of appropriate analytical parameters
for the most cost-effective answers and interpretation of the
results are skills that CRB personnel have acquired through familiarity
with a wide range of contaminants.
CRB provides a team approach to site assessment, drawing on broad spectrum
of qualifications and experience. Other options available in an
environmental assessment include determination of the presence or absence
of asbestos-containing materials, radon gas, lead-based paints and lead in
the water supply.
